Description - External

The Global Category Leader – Real Estate will be an expert of the Real Estate industry dealing with competitive environments, global and local scales and have a strong acumen for decision-making rooted in Global Real Estate Portfolio, transaction management, supplier management.
He/She will regularly influence C-level from both internal and external worlds by advising senior SE leaders across multiple stakeholder groups to set the direction from sourcing strategies and related initiatives in line with business unit and corporate goals.
 
Key Areas of Responsibility Include:

-    Establishing strong relationships with internal business stakeholders and governance global team; building a strong understanding of strategic business direction, requirements, compliance and priorities across assigned suppliers and/or spend categories.
-    Developing in depth Global sourcing strategies for the Real Estate categories including Building rentals (office leasing), Office construction, Office furniture and office supplies and others to deliver against business objectives for Procurement & internal stakeholders.
-    Evaluating supplier core competencies and competitive positioning using industry cost models and benchmarking techniques & be the catalyst of change management.
-    Managing the fundamentals of sourcing and supplier engagement activities using program management skills including RFx, spend pattern analysis, contract analysis, bid evaluation, negotiations, and supplier consolidation, payment term improvement, sustainability, Risk Management, Decarbonization, sustainability mission etc. 
-    Identifying sourcing opportunities by leveraging Global Real Estate portfolio, negotiation with landlords, brokers engagement, and set up governance with Real Estate Managers (stakeholders) and Regional Indirect procurement team across different geographies to align with Global Real Estate strategy.
-    Work with business and finance leaders to identify and drive savings and controllership improvements, focusing on total cost of ownership.
-    Prepare and hold business reviews with stakeholders and suppliers to review performance, future opportunities, and/or challenges.


Activities
50% Category Management
-    Design and implement category strategies that deliver financial and other performance targets such as service, quality, innovation and sustainability while meeting or exceeding internal stakeholder expectations.
-    Undertake rigorous business requirements analysis and align category strategies to SE business objectives.
-    Strong market orientation: local legislation, sourcing opportunities, Decarbonization, sustainable opportunities 


25% Supplier Management
-    Establish supplier relationships in line with business requirements. In particular, liaise when appropriate with critical or strategic suppliers to represent Schneider interests and leverage our global presence.
-    Develop and maintain an expert understanding of markets in scope and interpret global trends and information to transform it into opportunities to increase value for Schneider.
-    Conduct supplier segmentation and implement appropriate supplier management plans and manages supplier performance reviews for strategic / critical and preferred suppliers on a global scale (including for B2B).


10% Client Management
-    Serve as an advisor to all client groups based in the division / market by communicating strategies developed, including comparison of supply sources and market analysis. 
-    Meet with Global Real Estate representatives regularly to understand Real Estate strategic mission and savings opportunities for category sourcing initiatives.

-    Work closely with Finance partners to monitor spending, budgeting and savings implications for category sourcing initiatives.
-    Proactively engage clients and provide high quality customer support and focus.

15% People Management
-    Create a category team environment that drives high colleague engagement and embrace SE core values.
-    Create the relevant communication channel to animate the community of Real Estate in close collaboration with regional procurement teams.

 

Qualifications - External

Requirements
MBA or equivalent Masters degree
18+ years sourcing experience
Strong leadership & communication competencies 
Strong experience with 15 years+ in Indirect Procurement category. Potential for profiles with strong experience in supply chain or business development.
Knowledgeable in Real Estate industry & has a proven record for managing Global relationship with Real Estate Brokers, Project management and Global suppliers.
Focused on green & sustainable future development of companies, Strategic mindset. Catalyst of change, Master of communication, Analytical skills. Passionate & self-motivated. Ethics & Integrity
