Project Lead Project and Development Services What this job involves: Providing a roadmap for success Working with a team, you’ll set the vision for every project and enforce a process that helps everyone get to the finish line. This entails exploring through stakeholders’ needs through conducting meetings with relevant parties (clients, consultants, contractors and agencies), as well as doing the necessary follow-through research and analysis. Afterward, you’ll get down to the project’s nitty gritty—such as the corresponding contract, cost, schedule, and the health and safety requirements. And then you’ll proceed to creating the execution plan that ensures delivery of outputs to the stakeholders’ expectations. While formulating strategies that will lead to the project’s success, you’ll also closely manage the team and keep track of the project’s progress—from concept design, design development, construction documents, as-build drawings, and handing over of documents. Likewise, you’ll be expected to light the way during construction, and to review all pending issues with the project team. Manning people and operations You’ll lead by example by showing your team that you’re a confident and proactive leader. You’ll need to establish a dynamic environment that promotes the sharing of ideas and employee growth, and uphold the firm’s values and culture. You’ll also take part in and make contributions to JLL Atlas. On a weekly basis, you’ll sit down with clients, consultants, contractors and agencies to review the progress of a project. You’ll also review project status reports during each operational phase, and hold a project control group meeting. Creating project monthly and weekly status reports as well as project risk register and HS reports is also on you. The MODEL and audit checklists should be your guidebook at all times. In the case of exceptions and remediations, you’ll need to report them, as necessary. As needed, you—together with the business development manager and other resources —will also prepare proposals, case studies, presentations and lessons learned. Sound like you? To apply you need to be: Well-versed in project management You have a degree in architectural, civil engineering, or MEP engineering. If not, you have graduated with a degree in a related discipline, or a mix of formal education and work experience of more than eight years. At least seven years of previous work experience is required. A technical and admin pro You should be adept in using Microsoft tools such as MS Project, MS Excel, and/or other scheduling software. A good understanding of development management will also be indispensable to this role. Are you also familiar with the ins and outs of the government in terms of the architecture industry? How well can you interpret, coordinate and talk about construction drawings? If you can also manage designs, estimate costs effectively, and carry out commercial negotiations, market analyses and marketing processes, then you have a great chance of landing this job. A steadfast leader with strong business know-how Critical in this role is the ability to inspire your team members to walk with you whatever project comes your way. Are you a big-picture-thinking and influential manager who knows how to overcome challenges quickly and calmly with advanced problem-solving skills? You should also have a mastery of the ins and outs of business—from products and systems to processes, tools and best practices. You should also be an industry and local market insider with focus on real estate and construction. An excellent communicator Having a strong command of language—both English and Chinese—will help you succeed your role as a project manager, especially in winning potential clients and maintaining good relationships with them, encouraging your people to do great work, and creating good dynamics with the entire project team.
